Do you have a few questions that you want to ask us? Most people do! Below are some of the most common questions we hear from customers, so we’ve done our best to answer them. Q: Are you listing my house on the MLS or buying it?
A:  We are not real estate agents, and we do not list houses for sale. We are the buyers, and We buy houses Houston that meet our buying criteria. Once we buy your property, we will fix up the property and either keep it as a rental or sell it to someone else.

Q: Will you pay a fair price for my home?
A:  We pay fair prices for all of the homes we buy. However, it’s important to realize that “fair” isn’t the same as “top dollar.” Many of the houses we buy are below market value, as we have repairs and updates to make before we can sell it to a new owner. In order to make a profit, our buyers look to get a reasonable discount on the property.

That said, most sellers we work with understand this and are just looking for a fair offer. They appreciate that we offer cash, close quickly and have no conditions. Plus, our offer is yours to keep. We do not charge fees or commissions to use our services.

Q: How do you determine what you’re going to pay for my house?
A: Our process is very straightforward when determining what we buy houses in Houston for. Here are the main factors we evaluate:

  • Location. Where is your property located? Some areas are highly desirable, particularly those located in safe Houston neighborhoods with good schools and quick access to highways and shopping. We pay more for these homes compared to properties in less desirable areas.
  • Condition. What type of condition is your home in? Obviously, the better condition the property is in, the more we will pay for it. Homes that are in poor condition tend to need more cleaning, updates and repairs.
  • Repairs. What types of repairs are needed? Are they major or minor? We pay more for homes that only need a few small repairs. The more time and money that goes into repairing a home, the bigger discount we hope to get.
  • Comparables. What are other homes in the area going for? We use comparable homes to come up with a fair and accurate cash offer.

We recognize that we are still getting a house – your house – so all offers are intended to work for us and for you.

Q: Are there any fees to work with your company?
A: There are NO fees or commissions to work with our Houston home buyers. We will make you an offer, and if you accept it, we’ll buy your home for cash. That’s it! In many cases, we will pay the closing costs, too. Many of our sellers are able to walk away with cash in their pocket and not another dime going toward the property.

Working with a realtor can be a great option, especially if you want to sell your home for top dollar. Realtors are responsible for listing homes, showing them to prospective buyers and making recommendations to sell your home faster. Because they offer these services, real estate agents earn a commission on the sale of your home. Usually, it’s anywhere between 3-6% of your home’s sale price.

If you don’t want to wait the standard 6-12 months to sell your property and pay commissions to a realtor, our Houston house buyers are a great alternative. Q: Is there any obligation to accept your offer?

If we want to buy your home, we’ll give you a cash offer that is fair for you and us. If you like the offer, you can continue. If you want to keep your home or work with a realtor, that’s fine, too. There is absolutely no obligation to continue with us, and we won’t call and try to convince you otherwise. This is your decision and we respect that!
